We are a boutique project developer, bridging iconic, visionary architecture with technical precision by applying software-engineering principles across the entire real-estate lifecycle.

Founded by Boris Groth—a computer scientist and former researcher and entrepreneur in Software Engineering, Computer Graphics, Simulation, E-Learning, and AI—we combine 35+ years of systems thinking with 12+ years of real estate project development experience on the Canary Islands, reducing traditional development risk while delivering premium residential projects end-to-end.

Based on this DNA, we manage the full project lifecycle from concept to clean exit. Architecture and landscape are conceived as a single, integrated system. The villa is embedded into the natural topography, with terraces, pools and gardens forming a seamless extension of the surrounding environment. This nature-integrated approach enhances privacy, orientation and climatic comfort, while reinforcing the villa’s connection to the unique landscape of the Canary Islands.

Across three carefully articulated levels, the villa offers approximately 594 m² of built space on a plot of around 1,150 m². The main living level forms the social core, combining open-plan living, dining and kitchen areas with direct access to panoramic terraces and a signature infinity pool overlooking the ocean.

The private level comprises four generous bedroom suites, each with en-suite bathrooms and outdoor access. A second, more secluded infinity pool creates a private retreat for owners and guests.
